Brief & feasibility

Priorities, budget boundary, land status and the questions that could stop or reshape the project.

Design & coordination

Architecture and engineering developed far enough for the intended approval, procurement and construction decisions.

Permissions

The applicable municipal and project-specific route—not a generic duration copied from another project.

Procurement & preparation

Defined scope, contracts, technical information, manufacturing or ordering, logistics and site readiness.

Site work & assembly

Access, ground, foundations, drainage, structure, envelope and the sequence between trades.

Completion & handover

Services, finishes, testing, records, remaining approvals and resolution of incomplete work.

The honest programme

A date without dependencies is a wish.

Phase sequence and documented prerequisites.

Estimated

A reasoned duration with named assumptions.

External dependency

A decision or process outside one party’s direct control.

Unknown

An unresolved input that could move the critical path.

Finished does not mean fully defined

Ask what “ready” includes.

Structure complete, weather-tight, systems commissioned, legally usable and fully handed over are different milestones.
